Conditions of Rental – Deposits and Cancellation/Changes Policy


Please be aware that this is an individually owned property, not a commercial one, so lacks the resources to quickly fill vacancies created by short notice cancellations. For this reason, you will find the policies on cancellations & refunds somewhat different from those found in hotels, motels & other commercial establishments. Details below

PLEASE NOTE: Bookings are not confirmed until the receipt of a deposit.

Reservation GuaranteeDeposit requirements:

(a) Use of a Credit Card will avoid having to send money in advance. Guarantees using a Credit Card in lieu of a cash deposit will be for the full amount of the rental with the exception of bookings of multiple months, in which case it would be for the first month.

(b) Usually no charge is put on the card at the time of booking, however, at our option, 50% of the rental amount will be processed 46 days following receipt of your credit card details and deducted from any amount due upon arrival. ALL deposits are subject to the cancellation policy, described below.

Cancellations & Changes of Dates:

(c) A booking made MORE than 90 days in advanced of the start of the rental period using a Credit Card may be cancelled up to 45 days following receipt of your credit card details without charge.
If you cancel more than 45 days following receipt of your credit card details, but more than
30 days in advanced of the start of the rental period, 50% of the rental amount will be processed to your credit card. This includes no shows.

(d) For a booking made LESS than 90 days in advanced of the start of the rental period there will be no charge if notified 30 days or more in advance of the start of the rental period
If you cancel more LESS than 30 days in advanced of the start of the rental period, the full amount of the rental will be processed to your credit card. This includes no shows.

No adjustments/refunds will be made for arrivals later or departures earlier than the dates confirmed to you unless notice is given 30 days or more in advance of the start of the rental period.

NO EXCEPTIONS to this policy can be granted.
You are strongly advised to take out travel insurance in event you have to change or cancel your trip for whatever reason. This will prevent bitter feelings in the unfortunate event of cancellation.

ARRIVAL:  5.00pm            DEPARTURE:  11.00am  unless otherwise agreed

Damage / Security Deposits:
A damage deposit of 50% of the total rental amount (
minimum $500 depending on the duration of your stay) in cash or on your credit card to cover any excessive cleaning requirements, excessive use of utilities or services included in the rental rates, damage to premises, replacement or repair of any major items broken or missing that occur during your stay.

If you are reasonably careful you don't have to worry about the odd broken glass or plate! When it is necessary to use any part of the deposit, details are emailed and if cash has been taken, a refund of any balance – usually within 15 days of your departure. This applies on all rentals. On rentals of one month or more the Damage deposit is one half of 1 month's rent. 

Telephone:
Direct dial long distance calls are billed to your credit card. Taxes, plus 3% service charge are added to the LD provider amount, and an email with details of the calls is sent to your email address. You are of course free to use your calling card, but the credit card or cash deposit security is still required. Please be aware that there is often a considerable delay after departure in finalizing the account due to the billing dates of the Long Distance provider. Current rates (4 cents/min within N. America.

SMOKING IS NOT PERMITTED ANYWHERE IN THE HOUSE,
or on the grounds immediately adjacent to the Building

With payment of the first rent, you accept the above Conditions.
